    Just do it like a tent fly. I've had tents with doors and even windows, and seams all over that did not leak. Simple storm flap overlapping the zipper would work. I would love to have a tarp like this, set the tarp up in storm mode, and still have a door to look out.
    I'm only puzzled that it has not already been done.

    I am with Caribou. All the tent flys I have had just use a storm flap over standard zippers. I've never had them leak and I'm sure that all the big-name companies that make tents, such as Mountain Hardware, Big Agnes, etc., have done plenty of R&D before settling on this design. It would be cheap and simple to put a zipper and storm flap onto a rectangular or Hex tarp.Just make sure the storm flap is large enough. Now that its been mentioned I'm starting to get the urge to make one myself....
