I am assuming that you are concerned with being stuck with that huge area when you are not using it.
Consider making two 3' X 12' sections with storage under. If you put casters under both section and make provision for fastening them together back to back, you can have the large cutting surface when you need it, and the two modules can be back against the wall when you don't need it.
Alternatively, consider having a 3' X 12' section that folds down from the wall to join with a single rolling 3' X 12' storage module.
Another option would be for the folding section to be normally stored atop the main section and then hinged out to be supported on sawhorses. This would allow you to walk around all four sides of the cutting table.
Most people think in two dimensions. Consider the vertical. Make a 6' X 12' Cutting surface with folding legs under it. When you are done with it, simply raise it up to the ceiling and fold up the legs, like many model railroaders do with their layouts.
