So by the "rules" "PM offer sent" doesnt count.
It's better to back out of the deal than just send an offer.
So "gordonfreeman" is the buyer, if you accept their PM offer. IF you don't accept their offer. I'm 2nd in line.
"I WILL TAKE IT" as terms agreed upon between us.

Generally, yeah. No one is saying "I'll take it" with the intention of backing out. Just go ahead and ask your question. If someone says I'll take it in the meantime then they have dibs. The intent is for everyone to know where the deal stands. Of course common sense and good will go a long way here. The rules are there to help reduce conflict and increase visibility of the details.
