Haha, thanks but I was hoping to find a used one someone would be willing to pass along for a little less. It's out of my
    Current budget.

I have one that I was going to put up in the For Sale section next week. I bought it off a member here 5 months ago but have never used it. All i have done is unfold it and examine it and it is in good condition. I have the HG Winter Palace and use it exclusively because of its better coverage. It comes with ridge line and perimeter tie outs as well as stakes. My rock bottom price would be $195. If you are interested and would like pics, let me know.

    Excellent deal Flounder.

Is it a three season one. Does it have side tie-outs?

    Thanks.

It's the same tarp that MrGreen provided a link to a couple posts up. Although the tarp doesn't have doors, I wouldn't call it three season. Plenty of people use Hex tarps in the winter. The tarp has 4 panel pull outs, 4 perimeter tie-outs, and 2 ridgeline tie outs.
